As we step into 2024, the demand for certain apartment amenities has become more pronounced than ever before. If you're a landlord, here is a list of apartment amenities you should consider adding to your property to attract tenants. 

High-speed Internet

In the era of remote work and digital connectivity, high-speed internet is no longer a luxury but a necessity. A recent survey by Rent Cafe found that Gen Z renters view high-speed internet connection as the most important amenity, outranking parking, gyms, and in-building laundry facilities.

In addition to Gen Z renters, properties equipped with high-speed internet can also attract remote workers. 

Security Systems

Safety is a top priority for tenants, and advanced security systems are now a baseline expectation. As such, more tenants are now seeking apartments equipped with smart locks, surveillance cameras, and comprehensive security measures. 

Some modern-day apartments offer gated access and are equipped with security cameras. Others also have a visitor management system to keep track of the people going in and out of the building, including cleaning services, delivery men, and personal guests.

Energy Efficient Appliances

With a growing emphasis on sustainability and energy conservation, tenants are gravitating towards apartments equipped with energy-efficient appliances. A study found that renters, specifically Gen Z tenants, are willing to spend 10% more for products that are sustainable. This extends to their choice of where to live.  

Parking Space

As urban areas become more congested, the availability of convenient and secure parking spaces is a significant factor for prospective tenants. A designated parking spot or a well-managed parking facility within the apartment complex is now a non-negotiable amenity. 

Apart from parking spaces, some tenants may also gravitate more towards apartments with bike storage, those offering shuttle service, or buildings near public transporation. 

Pet-Friendly Amenities

Pets are cherished members of many households, and tenants increasingly prioritize pet-friendly amenities when selecting an apartment. Surveys show 33% of pet owners see their pets as part of their family. 

Some noteworthy pet-friendly amenities and features include designated pet areas, grooming stations, and nearby green spaces. Pet-friendly policies such as dog runs and pet washes can also attract tenants.
