The Upper West Side of Manhattan will soon see a 17 story condominium property rise between Broadway and West End Avenue.

Simon Baron Development and Quandrum Global is set to build a new condominium building at 267-269 West 87th Street in the Upper West Side, according to the New York YIMBY.  The residential building will replace a garage that currently is on site.  The firm, FxFowle, is said to be the designer for the project.

YIMBY was able to get a first look at the building plans for the Simon Baron Development and Quandrum Global property.  The 170 foot tall structure will feature 39 apartments spread across 100,194 square feet of residential space, wherein the family sized units average an estimated 2,569 square feet.  On the first two floors of the condominium will be two duplexes, followed by a full floor unit on the second level.  Beginning the 3rd until the 11th floors, three apartments will be built on each level.  However, the apartment units will be decreased to two from the 12th until the 14th floors.  Finally, the top three levels will each have full floor penthouse units.

The exterior of the 17 story building also features large private balconies for residents on the 12th, 13th and 14th floors.

In the report, YIMBY mentioned that Simon Baron Development and Quandrum Global's current lease on the ground property would cover 99 years. The two firms reportedly committed to a $20 per square foot rent which would place the rental fee to a range of $2.5 and $3 million a year for the 100,194 square feet planned building.

Meanwhile, this 17 story residential project is the latest garage-turned-condo property in the area, states New York's The Curbed.  Another Upper West Side condominium development would soon replace a garage at 221 West 77th Street. The Naftali Group will reportedly build an 18 story building on the site, which will feature 26 apartments.
