It was revealed last September that a joint venture between Avalon Bay and Muss Development will build a 30-story residential tower at 1501 Voorhies Avenue, which is going to become the tallest structure in the area. The glassy tower is designed by Perkins Eastman Architects.
The developers purchased the oddly-shaped parcel of land near the elevated Brighton Line Sheepshead Bay B/Q station in July 2014, for a whopping amount of $20.2 million, as reported by 6sqft news.
This new venture will include 232 condo units spread across 260,000 square feet of space, plus 15,000 square feet of commercial space. It will include 166 parking spaces on the lower levels, elevated to the first floor for protection against flooding, as the site was submerged completely after Hurricane Sandy.
The tower will feature a playroom, a lounge, bike storage, and an outdoor recreation area.
According to Sheepshead Bites news, the building is designed by architectural firm, Perkins Eastman, a top designer that has done a number of ultra-modern luxury apartment buildings in New York City and in other places. Perkins Eastman has previously teamed up with Avalon Bay in building Avalon White Plains and Avalon Riverview North in Queens.
Muss Development made a name when they built Brighton Beach's Oceana Condominium complex, and they are now attempting to duplicate that success in Sheepshead Bay. The 331-foot tower is set to dwarf its neighbors in the sleepy waterfront community of Sheepshead Bay.
In July 2014, Muss and Avalon Bay purchased the 110,028-square-foot lot in Sheepshead for $20.2 million from Acadia Realty Trust, of which they purchased the parcel in 2008 for $20.3 million. Acadia, with its partner PA Associates, had originally planned a two-building complex to be named as Station Plaza, which included a 22-story mixed-use structure that would include four floors of shopping, a new public street, and more than 650 parking spaces, plus 16 floors for residential condominiums.
The new plans are now under review.
