It wasn't even a month ago when JDS Development's Michael Stern and Joe Chetrit acquired Downtown Brooklyn's Dime Savings Bank building. But thanks to their newest purchase, the company is now gearing up to erect another supertall at 340 Flatbush Avenue Extension.
The new skyscraper stands at a whopping 1,066 feet and 60 stories, making it the tallest tower among any other planned or under construction within the borough (check out a rendering of the building here). New York YIMBY reports:
"The first round of plans - filed back in the summer of 2014 - called for a 775-foot-tall development. Then in December, JDS scooped up the landmarked Dime Savings Bank at Dekalb Avenue and Fulton Street for $90 million. The bank's 300,000 square feet of air rights pushed JDS' tower beyond the 1,000-foot mark. And if all those development rights went to 340 Flatbush Avenue Extension, the tower could reach taller than the Empire State Building, a source told Crain's."
As reported by 6sqft, 340 Flatbush Avenue Extension is the future tallest building outside of Manhattan. Designed by SHoP Architects, the tower has improved to a 463,460 square feet from its previous 446,734.
However, the number of apartment units has seen a decrease, from 495 to 417. Residential units start from the 7th floor, with 12 homes each. The number of units per floor will diminish as the floors get higher, until the 69th and 70th floors, which will have two units each.
There will also be some luxurious amenities for residents, who will have access to a lounge on the 5th floor, which also features an outdoor terrace.
340 Flatbush Avenue Extension will also have commercial spaces from the first until the fourth floor, which will be a combination of office and retail space. Its size has also decreased to 92,694 square feet, from the previously planned 140,000.
Since the Dime Savings Bank is landmarked - and it can't be demolished or altered - reports speculate that the beloved building will eventually be converted into retail space.
A Department of Buildings permit approval still await, although 340 Flatbush Avenue Extension already has an expected completion date of 2019, as sales begin to launch sometime in mid 2018.
