Over time, your roof will show signs of wear and tear. It is crucial that we spot these signs early on, so we can fix or replace the entire roof if needed. Doing so will help prevent further damage to your home and a higher cost of repair.
The roof has missing shingles. Extreme weather can tear off shingles, allowing water to seep through the sheathing and cause rotting. If this happens, call a professional right away, and if it happens often, it may be time to have the whole roof replaced.
Aging roof. Asphalt single roof can last between 20 and 30 years. If you have an asphalt shingle roof and is already around 40 years old, you might want to talk to a contractor to assess your roof. If homeowners in your neighborhood are replacing their roof, then you should consider having your own roof replaced as well.
Cracked shingles. Cracked shingles in various parts of your roof could be a sign of a deeper problem that needs to be addressed. Cracked shingles will cause water to seep through and damage your roof. Within three to five since you notice cracked shingles, you may opt to replace your entire roof.
Curling Shingles. Curling shingles indicate a weakening roof. Over time, extreme weather can cause curling: clawing (middle part of the shingles some up) and cupping (edges of shingles curl upward), which can lead to water intrusion. Once curling set in, you may only have a year to five years before you need a roof replacement.
Algae or moss growth. Moss and mold growth can occur when moisture is trapped in your roof or attic. Such conditions allow spores to easily spread between the cracks and speed up the growth of molds and moss.
Mold and moss growth can lead to a damaged roof over time. You can try treating the area by mixing equal parts of water and bleach and applying the solution on your roof. Installing zinc strips can help stop or delay moss growth.
Sagging roof. A sagging roof requires immediate attention since it could be a sign of a potential structural problem that could affect the whole house. Call an expert right away. Choosing to ignore this warning sign could cost you more than just a roof replacement.
Granules in the gutter. While finding granules in the gutters is normal if you have just installed a new asphalt shingle, discovering granules in the gutter when your roof is more than ten years could be a sign of a problem.
These granules are meant to keep the sun away from the asphalt, but over time, they fall off. Once these granules fall, your shingles become exposed and get baked in the hot sun. Typically, granules in the gutter indicate that shingles are already halfway their life span.
Seeing sunlight from your attic. Seeing sunlight from your attic is already a bad sign. If light can pass through, so can water, snow, and cold air. Immediately inspect the area for possible leaks that can lead to more serious problems.
