This 5-Acre Carribean Island Is on Sale at a Price More Affordable Than a Home in the US

A five-acre private island in the Caribbean is currently on sale at a price that is way less than the median sale price for a single-family home in Florida.

Located just off Nicaragua's coast, Iguana Island is listed for only $475,000. In comparison, the median sale price for a single-family home in Florida is $712,000 or $656 per square foot, according to Rocket Homes.

In addition, Iguana Island's selling price is also cheaper than the median home price in the United States, which hit $495,100 in the second quarter of 2023, as reported by Forbes Advisor, citing data from the Census Bureau and Department of Housing and Urban Development.

Iguana Island Features

Iguana Island features a move-in ready main house featuring three bedrooms, two bathrooms, and a wraparound porch overlooking the ocean. The home is also built in classic colonial style, with a dining room, a bar, and a living room. The house is also surrounded by coconut and banana palms.

The island itself features a boardwalk and a 28-foot observation tower that allows island owners to enjoy stunning views of the island and the rain forests located on mainland Nicaragua. The island does not have a pool, although there is ample space to build one. However, there is a dock on the island's western side where the sea waters are calm. The area is home to a vibrant tropical reef, making it a hotspot for divers and snorkelers.

Unlike other islands, Iguana Island has electricity and a backup generator. There is also internet and cell service on site.
