According to Curbed, the three adjacent Upper Eastside Townhouses at 12-16 East 62nd Street is the new coveted property in the posh neighborhood of Manhattan with a listing value of $120 million, beating Ritz-Carlton's $118.5 million three-penthouse combo that is now off the market.
The townhouses are ideally situated off Fifth Avenue and just a few steps away from Central Park and beaming on one of the most coveted blocks on the Upper East Side, states Douglas Elliman in their listing of the property. It can be combined to create a 30,000-square-foot embassy, club, retail space, or palatial single-family mansion. It boasts 73 feet of prime frontage along 62nd street and demonstrates the grandeur of Gold Coast architecture.
Standing six stories tall since 1879, the then part of a row of eight by Breen & Nason, Architects, underwent a facelift in 2011 led by Joseph Pell Lombard. All in all, it has 23 fireplaces, 11 terraces, and two roof decks, and are currently divided into 13 rentals that can be delivered vacant.
The identity of the sellers is not revealed, but The Daily News has the scoop linking the property to Congregation Edmond J. Safra, an Orthodox Sephardic synagogue started by late billionaire banking tycoon Edmond Safra who died in a mysterious fire in 1999.
What makes the property unique is that the three townhouses are "basically identical," according to Elliman broker Sabrina Saltiel. There is a continuous cornice and floors and ceilings are lined up, ideal for turning them into one megamansion. It is the best time for the property to hit the market since demands for trophy private mansions in Manhattan is at an all-time high.
"Anytime would be the right time to list this home," Saltiel said. "It's a once in a lifetime opportunity to own 73 feet of frontage between Fifth and Madison Aves," says Saltiel.
