5 Helpful Tools in Your Public Records Product that are Often Overlooked

As a member of a Multi-Listing Service (MLS), one benefit that you will enjoy is having access to a property records product. The RIS Media, however, reminds agents that there are some key tools that come with these property records products which these agents may not be aware of.

Sara Cooper, the director of customer experience for CRS Data shares, "During our trainings across the country, we constantly hear from agents who are surprised and downright excited to learn that the CRS Data MLS Tax Suite can make their life so much easier by tapping into tools they didn't know existed. Rarely does someone leave without discovering a new feature."

Here are the key tools included in your public records product that can help you in your property reports:

1. The Prospecting Section

This is often a stand-alone section. It is simple to use and easily produces mailing lists for postcard marketing. It updates your list and refines your mailing list. The list can be exported to Excel and you can print from a label of your choice from a used sheet.

2. The Drawing Tool

This tool allows you to view the distance between properties or the distance from a property to a flood zone. By navigating to a map view, the latitude, longitude, area and distance measurements can be quickly viewed using this tool.

3. Pulling Comparables (From a Starting Address or Map View)

Through it, you can start from a map view and use a shape tool to pull all comparable properties for a specific area. You can set the borders with just a few clicks then the system will pull properties for a simpler view. You can also refine results by deleting outliers.

4. Map Results

It is a go-to-spot for your mining data and exploring listings. Through it, you should be able to view recent sales, even turn on and off your current listings. The area is rich in information and can be viewed from a simplified map.

5. Refined Values Tool

The tool enables you to enter home renovation or update details, and create an estimated value based on your local renovation data. It can then help clients who are planning for a renovation or have made an update before selling their property. The data generated can be used for the comparable listing.
