15 Night Tube Stations in London to Add a Premium to the Value of Properties

Lynsey Barber and Chris Parmenter wrote in City A.M. that the arrival of London's Night Tube, the city's 24-hour train service, will bring as much as 10 percent premium to the value of properties that are near its selected stations and route.

Specifically, Barber and Parmenter have identified homes close to Canada Water, Mile End, Stratford and Willesden Green, to rise in value more than houses at any other station being served by the Night Tube. Such could possibly command a rise in the value of between 5 and 10 percent more than those found in the surrounding areas.

A research from SellMyHome.co.uk and Dataloft reported that homeowners who are within a half a mile in radius from the stations are to benefit from this upswing in market prices.

It is also said that buy-to-let investors will also benefit from this increase through a possible rise in their rental income found along the stations, with Night Tube attracting more students and younger people who are renting largely in the private sector.

Moreover, according to the research, those expected to benefit the most are property prices which are close to 15 of 50 stations in zones two and three. This is based on a combination of factors, like the current house prices in areas compared to the average for the entire capital, and the population of residents who are the main target of the Night Tube.

The result also suggests that the Finsbury and Stratford stations are most likely to attract more residents and will generate more demand due to the fact that it is being served by two Night Tube lines.
