Real Estate Advice: Top 5 Lies that Sales Agents Tell

The public perceive real estate agents very poorly. In fact, in a 2009 Harris Poll, real estate agents are at the bottom of every occupation tested. For this matter, realtor Try Pryor listed top 5 lies that most real estate agents tell to get potential customers.

1. "YOU'VE GOT TO SEE THIS HOME, IT'S A GEM!"

No sales agent will go telling you that the home they are trying to sell is not beautiful. According to Pryor, you wouldn't want to visit a home that has the following description by an agent: "This mildly attractive rambler with a decent sized family room and almost no updates in the kitchen. Schedule your showing today!"

However, photos online are able to let possible buyers to see if the house is really a gem nowadays.

2. "I ACTUALLY HAVE A BUYER CLIENT THAT WOULD BE INTERESTED IN YOUR HOME. YOU SHOULD LIST WITH ME!"

An agent will not gain commission unless he finds a property to sell. That means, if he gets to sell your property, he will earn. Stretching words is so easy in order to take advantage of other people.

If an agent tells you this, ask him for the buyer's details. He would probably be startled.

3. "THERE'S A GREAT DEAL OF INTEREST IN THIS PROPERTY."

To tell a client about an interest on his property will make him want to sell because he thinks that for the house to be able to gain a good interest, it must be great.

Always ask for a second and third opinion. That way, you will know if your property really has some potential interests lurking into it.

4. "I'VE DONE THE CMA AND YOUR HOME IS WORTH $XXX,XXX."

To put a value on a property is the hardest and most challenging job. And mostly, real estate properties will always be valued off the real value. Moreover, the worst lie that a realtor can tell you is that your property is worth more than it is just for the listing.

Again, it is always healthier to look for another appraiser who uses manually adjusted competitive market analysis.

5. "IT'S A GREAT TIME TO BUY A HOUSE!"

Agents will have to sell in order to earn. You should know that if it is the best time to sell, then it is not the brightest idea to buy.

Evaluate the need of buying a new home and selling your current one.

Those were some of the lies that your real estate agent most probably have told you.

"Hopefully this discussion will lead to a more enlightened marketplace where agents, buyers and sellers can all interact with more integrity. At least, until they put truth serum in our municipal water source," Tre Pryor posted.
