House hunting can be so much fun. There is a tendency that the buyer will be overwhelmed with the process. But when it comes to buying a house there are lot of things to consider. It is important to know the right words to say especially in front of the seller or its listing agent.
According to a website called LighterSideOfRealEstate, real estate agents are no longer sensitive when it comes to comments. It is part of their job to take on whatever the buyer will say may it be good or not. But as a buyer there are things to keep in mind in order to maintain a good and professional negotiation with the seller.
Realtor.com also said it is important to know the right words to say when it comes to home buying. It pays to be aware of what you should never ever say to a real estate agent or the seller.
Here are some important tips on what NOT to say when buying a house:
1. "I am interested in buying the house but I do not want to commit to one agent." Real estate agents will give their full commitment to the buyers. However, it is also important that as a client you should also be loyal to your agent.
2. "I want this house" or 'This is my dream house." This is very important if a buyer wants to maintain a good negotiation with the seller. If the buyer wants to have a good bargaining deal then he or she should learn how to play it cool.
3. "Why are you selling the house?" It can't be helped that the buyer will get curious on the reason of the sale, but it is better to just keep those thoughts to yourself.
Klara Madlin, a realtor, said it can bring you in an awkward situation because there may be sensitive reasons like divorce.
4. "I do not need that, that and that or I want to get rid of that and that." If the buyer has something in mind once he or she gets the property it is important to not say anything about the future plans. Just keep everything in mind and not to spill the beans in front of the seller, who might reject your offer or ask for a higher price.
5. "I will get my pre-approved mortgage soon or later." Never mention about your loans whether it has been approved or you are still waiting for it because it will be a disadvantage on your part. Your agent might think showing you properties would be a "waste of time" because you are not yet approved or might be financially incapable.
