Vancouver Real Estate Agent Lost License Over Deception

A top-selling real estate agent in Vancouver, Canada has lost his license after he was found guilty of deceiving a home buyer and continuing his realty activities during his suspension.

According to The Province, Yu-Hsiang Lin or Lester Lin was suspended on Sept. 23 last year by the Real Estate Council of British Columbia after he admitted on misleading his client in buying Burnaby home back in 2011.

As a result, the buyer overbid by $181,000 above the listed property price and made a subject-free offer for $1.08 million. Lin also lied to the buyer by saying that there are multiple offers for the property, which apparently was not true. Worse, during the council's investigation of Lin's case in 2013, he maintained the multiple offers claim and even had an assistant fabricate an evidence given to the real estate regulatory agency.

As part of his suspension, Lin was ordered to stop all his real estate activities including putting down all his advertising in September. But instead, as The Province reported, Lin put up new ads using a new brokerage called Lester Lin Realty, replacing is previous ads.

After The Province forwarded evidence to the Real Estate Council of B.C., a ruling was released in December 2015, which states, "The council has cancelled the real estate licence of Yu-Hsiang (Lester) Lin of Burnaby, effective immediately."

"In addition, the council has issued an order requiring the brokerage Lester Lin Realty, Vancouver, and its managing broker Jeffrey Fee to immediately cease permitting Mr. Lin from holding himself out as a licensee or an unlicensed assistant associated with the brokerage," the council said in a statement.

Further to the statement, the Discipline Hearing Committee consequently ordered Lin's brokerage and the managing broker to ensure that all their licensees are properly supervised in compliance to the council rules.
