New York Real Estate: Astoria Gets New Rental Building, The "L" @ 31st Drive

There might be some hope for renters who are seeking to live in New York's Astoria. The "L" @ 31st Drive is the newest rental building to open in the Long Island neighborhood, which will definitely be home to several new renters.

Located on a block at 26-36 31st Drive (between 23rd Street and Crescent Street), The "L" building is a brand new rental building, which features 22 units that range from studios to one bedroom units to two bedroom units. Each floor will reportedly house roughly three to five apartment units.

According to 6sqft, studios are priced at $2,000 per month, while two-bedroom units have a rental price of $3,200 per month. One bedroom units, on the other hand, cost $2,500 to rent a month, as per NY Space Finders.

Designed by Gerald Caliendo Architects, The "L" boasts of a modern concrete and glass exterior throughout its five-story height. To compliment its simple yet modern exterior, the interiors also feature floor-to-ceiling windows, light hardwood floors, minimalist white walls, and stainless steel appliances.

Based on the listing, some features and amenities of renting a unit at The "L" @ 31st Drive include basement storage, central air conditioning, a pool, a fitness center, a laundry room, a rooftop terrace, 11 on-site parking spaces, in-unit washer/dryer, fireplaces, and terraces/balconies. There are also bicycle parking spaces for rent.

Not only that, but residents are also eligible to reserve the roof deck and its terrace once a year for their own private party - and it won't even cost anything!

Developer Philip Loria, who went under the alias of 31st Drive LLC, closed the deal on the 7,500 square foot back in 2012 for $1.13 million.
