Real Estate Investment: What to Ask Sellers Before Meeting Them in Person

If you are conversing with sellers, it is significantly important that the right questions are asked. Questions that somehow prompt them to give out their selling motivation, for instance, is great. If you are not able to cover the important details, you are most likely going to spend some of your time spinning around the main point.

These are the most important questions that a seller should answer before meeting with each one of them.

"What are you expecting from me?"

The question can jump start the conversation. In fact, this can even reveal the seller's true motive of listing the property. There are sellers who say that they just want to learn their property's market value, but there are also some who are jumping out of a bad tenant-landlord situation.

"Why is this listed?"

Amongst all the important questions, this is probably the most vital. When the seller is truthfully motivated, their answer will reveal his/her true intention.

"Do you have behind home payments?"

The question's answer is a time-saver. For instance, the market value is $150,000, but the seller tells you that they actually owe $200, 000. If this is the case, the deal is a waste of your time. Unless, you can work out some sort of short sale.

"How much is your house's market worth?"

A lot of sellers do not have a clear idea of how much market value their property has. It may be that the current house value is $150,000, but according to them it is $300,000. If this is the situation, this is also a waste of energy and time. If their own appraisal is less than the market's value, then an appointment can be set up.

These four questions that every seller should answer are turning points to whether a personal meeting is necessary or not. If a seller decides to deny you an answer for any of your questions, try to repeat the question before ending the conversation. By then, they can more probably answer you as rapport has already been established.
