Hudson Companies Files Redevelopment Plans For Brooklyn Heights Public Library, Condos To Be Built

It was just last month when the City Council granted the controversial plans to sell and redeveloped the Brooklyn Heights Library into a new library, in addition to some new condos. The project is already in the works, since Hudson Companies has already filed for building applications for a new 36-story tower at 1 Clinton Street.

According to the New York YIMBY, the Brooklyn Public Library system would garner $52 million just for the sale of the old Brooklyn Heights Library, a 54-year-old building that was initially designed to house a library and a fall-out shelter.

Officials have claimed that the money will be used to fix other maturing libraries within the borough, which supposedly requires at least $100 million in repairs.

The new Marvel Architects-designed development to stand at 1 Clinton Street will tower 409 feet high, and span 294,773 square feet. According to representatives from Councilmember Stephen Levin's office, the library will take up 26,620 square feet in the cellar and first floor.

Meanwhile, the rest of the ground floor along Cadman Plaza will be reserved for retail space, spanning 930 square feet. Rumors claim that the city council is hoping to lease a portion of the retail space to Brooklyn Roasting Company, as well as including a small pop-up store by Smorgasburg.

The library will also have a reading room, an assembly space, offices and storage. Not only that, but the structure will also house an upper mezzanine with another reading room.

As it turns out, the building where the library will be would also house 134 condos on stop, starting on the second floor with eight units. The third floor will house 12 units, while the fourth floor will have eight units as well.

The remaining floors of the building will hold fewer but larger units - about two to five units per floor. Condo buyers have a range of options to choose from: from one- to four-bedrooms. The family-sized units are likely to be on the building's last 12 floors.

The 134 apartment units will cover 276,662 square feet of residential space, with units averaging 2,064 square feet. The building will also feature several amenities on various floors, like a screening room, a gym, storage, and a 52-car garage.

The rest of the new development will also have 114 affordable rental units. Hudson Companies will be building them on two different sites in Clinton Hill: 1043 Fulton Street and 907 Atlantic Avenue. Permits have also been filed for the two nine-story buildings.
