Donald Trump’s Luxury Buildings are Not Appreciating So Well

If only Donald Trump's units in his several buildings were appreciating so well, he will be worth so much more money.

According to a StreetEasy analysis, the median price for a unit at a Trump-brand building in Manhattan rose by just 59 percent on average, as compared to around 70 percent at similar luxury buildings, reported The Real Deal.

"It's not that Trump buildings are doing badly," said Alan Lightfeldt, a StreetEasy data scientist. "[But] they're by no means the gold standard for luxury as Trump so often claims."

But still, there are some buyers who still have faith in Trump's real estate, like soccer star Cristiano Ronaldo, who spent $18.5 million last month on an apartment at the Trump Tower on Fifth Avenue in Midtown.

The reality TV star and developer has boasted continually of his real estate business skill in his thus-far dominating run through the GOP's presidential primary race. In the September issue of The Real Deal, it weighed the political prospects of Trump going forward.

Donald Trump, aiming to make it big in the White House, calls his GOP rivals losers - but the term actually applies to the owners of apartments in his buildings, according to the NY Daily News.

It's because his Manhattan buildings are appreciating at a slower pace than units in nearby buildings across the city.

The median price of any building in Manhattan with the name Trump went up by an average of just 59 percent over the past decade, according to data prepared for the Daily News. By comparison, units in nearby buildings went up by close to 70 percent.

"Trump's buildings are very often outperformed by other luxury buildings," said data scientist Alan Lightfeldt at StreetEasy.

The signature tower of Donald Trump at 725 Fifth Avenue, was compared with the 52-story Olympic Tower at nearby 541 Fifth Avenue, for instance. Trump Park Avenue was compared with 515 Park Avenue less than a block away, while Trump Place on Riverside Blvd. was compared with its neighbor, the Aldyn, at 60 Riverside Blvd. Trump World Tower was also compared with the 100 U.N. Plaza.
