Lincoln Center Tower’s Affordable Housing Lottery Launches with Units Starting at $566 a Month

An affordable housing lottery for 52 below-market rate apartment units was just launched by Glenwood Management in the soon-to-debut rental tower at 175 West 60th Street.

Located within the Lincoln Center area of the UWS, it will only be 20 percent of the 257 units of the building that will be set aside for low-income residents, with which the monthly rent will range from $566 for studios and $931 for two-bedroom units.

The structure at 175 West 60th Street, to be designed by the Stephen B. Jacobs Group, will feature a traditional floor plate layout of six apartments per floor from the 4th to the 46th floors. The building's exterior is clad in creamy cast stone, and the corners are glazed with floor-to-ceiling windows.

The building will have five studio apartments allotted for single persons with annual gross incomes of $20,167 to $24,200, for a monthly rent of $566, as well as $747 for persons with annual gross incomes of $25,200 to $30,250. Thirty one-bedroom units for one to two persons who have annual incomes ranging from $21,600 to $34,550 are available for a monthly rent of $608 or $770, depending on the specific income. Last but not the least, 17 two-bedroom units for two to four persons earning between $25,900 and $43,150, are available for a monthly rent of $737 or $931.

There is no word yet on the availability of amenities for residents renting on these below-market rate units. But the filings show that the building will have a bike storage, a children's playroom, a laundry room, a lounge, and a spectacular amenity floor on the 48th level that will feature a swimming pool and a whirlpool.

The website of Glenwood Management revealed that the building is known as The Encore. There are no floorplans or interior images shown on the site, but they do give information on the interiors, including the nine-foot ceilings and the marble bathrooms. Not bad for below-market rate units.

According to the website, amenities in the building include a public seating area with custom-designed Tibetan rugs, and a 24-hour attended lobby.
