This is now the chance for people who want to live in the once unaffordable place that is trendy Williamsburg -- for just $563 per month.
According to a report, the affordable housing lottery for apartments at 149 Kent Avenue will be launched Wednesday, giving a chance to those who meet the income requirements to get one of the 33 brand-new apartments, with rents ranging from $563 a month for studios, to $926 a month for two-bedroom units. The location of the building is just two blocks away from the East River State Park (the home to Smorgasburg and Brooklyn Flea).
In 2012, the site was purchased by L&M Development for nearly $20 million, with plans to replace a one-storey carpet warehouse with this brick building of seven storeys designed by GF55 Partners. The building has 164 apartment units, and the shops at 149 Kent will occupy 17,800 square feet of ground-floor retail space with storage in the basement.
The building features great amenities that include laundry rooms, a fitness room, an entertainment lounge, a community terrace, and a rooftop lounge.
The affordable rent for a studio at $563 per month is for one person earning between $19,303 and $24,200 annually, while the two-bedroom units at $926 per month are for two, three, or four people earning between $31,749 and $43,150. There is no word yet on the market-rate units.
Glenwood Management has also launched another affordable housing lottery for 52 below-market rate apartments in their rental tower at 175 West 60th Street. Located within the Lincoln Center, of the total 257 apartment units of the building, it will allocate 20 percent of it for low-income residents, and will range from $566 per month for studios and $931 per month for two-bedroom units.
The vacant lot was purchased by the Leonard Litwin-run development for $75 million in 2011.
Designed by the Stephen B. Jacobs Group, the building will set aside five studio apartments, 30 one-bedroom apartments, and 17 two-bedroom apartments.
