New York Real Estate: Williamsburg Condo Offers Jam Room for Musicians

This Williamsburg condo, a former warehouse, offers a wide range of amenities, and these include a recording room for musicians.

According to New York Curbed, Morris Adjmi designed the building. It was originally a warehouse at 184 Kent Avenue designed by Cass Gilbert and first opened in 1915. It served as a center for packing and distributing food items like coffee and alcohol.

In 2010, it was converted into 338 rental units. Now the current owner, Kushner Companies, wants to convert it again into a condo known as Austin Nichols House.

According to the New York Times, the building will be filled with studio units to three-bedroom condos that are priced from $535,000 to $3 million. It was reported that Adjmi is currently focusing on finishing the main lobby of the building by adding greenery to the entire building in order to reflect the history of what the building was.

It was said that the lobby will have a 500-square-foot green wall with over 3,500 plants and 25 species. There will also be a back window to provide a view of the lower courtyard which will be landscaped, adding another layer of green.

The current common area will also be overhauled, and there will be a kitchen with a large communal table. There will also be a sliding glass door that will connect the common area to the lower courtyard.

They are also adding a jam room for musicians and a screening room for their tenants. These will be added to the existing amenities of the building like the gym, children's playroom and communal rooftop.

There will be about 150 of the existing apartments in the building and will be available for purchase during the initial offering. There will be another 250 units with different floor plans, and these will be available once the spaces are reconfigured.
