If you want your home listing to stand out among others, iPad-taken photographs of the property just won't cut it.
"Think of it like online dating. You never get a second chance to make a first impression, so everything from your photos to your wording has to be on point from the get-go," wrote Melanie Siben, a Rutenberg a certified real estate agent and negotiation expert, in a blog entry on Trulia.
So how precisely do you attract potential buyers to your property through an Internet post? Real estate agents share a few tips.
Seek the help of a professional
Real estate agents are there for a reason, and yes, you should ask for their assistance when it comes to powerful advertising for your property. When posting a property on the Web, an agent can help you identify your property's selling points and potential target market. They can also help you how to make use of these factors to your advantage.
Use professional-looking photographs
Go for the visual assault. Photographs are on top of the most important things you should consider, says realestateconnected.com.au. Siben has the same considerations in the trulia.com article, as she said, "Online listings are all about the photos. Don't compromise on quality - hire a photographer who specializes in shooting interiors."
Stage a "production"
A vacant room doesn't help people relate to the property. "Photographs of vacant rooms are dull," wrote Siben. Typically, buyers would want to see the possibilities with a certain space. Justin Udy of Century 21 Everest Realty Group suggests hiring a professional stager.
"A stager will make adjustments and recommendations that are typically simple yet extremely helpful," he said.
Take the photographs at sunset
What? Yes, that matters as well. " These twilight photos as the sun goes down with all lights on are completely different than the majority of homes you see online taken at midday where the sun is the brightest and colors are muted," says Udy.
Pick the right keywords
Siben and Udy both feel that using the right keywords in your listing can essentially make your property stand out from the rest. Pick compelling words for the title and text to pique the buyers' curiosity for your property. Additionally, highlight your property's amenities and features and proximity to important facilities.
