A historic small town in California settled in the 19th century, is now up for sale for a whopping $6.6 million.
Campo, California, which served as a military town in World War II, has been listed on the market for $6.6 million. Top Gun Commercial Real Estate (Top Gun CRE), the firm behind the listing, noted that the sale covers the entire downtown area, which includes 21 residential buildings, seven commercial buildings, a post office, a lumber yard, and a thrift store.
The entire property spans 16 acres and offers a total of 95,000 square feet of interior space. Additionally, many of the residential units in Campo are said to have been updated, featuring modern materials such as new roofs and vinyl plank flooring.
"It is essentially the entire downtown portion of Campo that is available," listing agent Nicolas Hernandez of Top Gun CRE said in a marketing video. "The only portion that is not owned by the seller is the fire station. It encompasses three separate parcels that include a post office, church, lumber supply shop, and cabinet shop. The rest of the property is mostly residential units that were former Army barracks."

It is not the first time Campo has been listed for sale. It was previously put up for sale in 2019 when it was listed for $5.5 million but failed to buy a buyer. The town has been owned by Las Vegas real estate investor John Ray since 2000.
Most structures in the town date back to World War II, when it was used as the site of Camp Lockett---home to the famous African-American Army unit known as the "Buffalo Soldiers." However, it is not the dated structures that make Campo tough to sell. Listing agent Hernandez cited the town's location as the biggest challenge.
"There is a lack of jobs in the immediate area," he told USA Today. "John has received offers in the past but has never been able to agree on price with those buyers."
The brokerage is now looking for a buyer who can help revitalize the historic town.
