Dubai property has been a hot topic not only because of the new housing regulation that came out in the first Quarter this year but also the oil crises, which greatly affects the real estate market. However, the news concerning Dubai property has shifted to the tenants who are facing several maintenance issues.
Gulf news reports that nearly all tenants in Dubai have been facing maintenance issues for the last 6 months. Based on survey, among the 10 tenants, 8 of them have maintenance problems. The most common issues that are encountered by the tenants in their rented apartments are the faulty AC units, defective water heater and bursting water pipes.
The survey has been conducted by Online portal MoveSouq.com. The website has conducted a poll with 150 tenants participating. The results shows that 83% of the respondents said that they are having maintenance issues in their apartments or villa.
The most common problem is the faulty AC units. From the 150 participants of the poll, 50% of them are complaining of their AC units while twenty four percent of them have leaking water pipes. Other problems mentioned are the faulty electrical lines, sewage, water heater issues, and thin walls.
From the survey conducted, it is found out that the tenants in Dubai are facing at least 2 maintenance problems in their apartment. However, not everyone would seek professional assistance in addressing the problems. Records show that only 60 % tries to call for assistance while the remaining 40% has "either fixed the problem themselves or did not do anything at all."
Arabian Business says that the recent survey conducted is in partnership with "with Imdaad, a provider of integrated facilities and waste management solutions in the GCC." This survey is initiated in order to understand the quality of Dubai's houses.
Aside from the common issues exposed in the research, it has also been revealed that 40% of the tenants said that they shouldered the expenses in the repair, 50% of the tenants have their landlords pay the all the expenses, and 10% of the tenants have split the bill with the owners.
While maintenance issues are inevitable in real estate property, tenants could somehow stay clear from getting hefty maintenance costs. Tenants should inspect the apartment and look for defects including faulty appliances prior to signing the tenancy contract. It is also important that it is stipulated in the contract who pays the expenses in maintenance-related problems. In addition, it should also be clear in the contract that faulty appliance should be replaced or fixed by the agreed party.
