Reports reveal that the most expensive house median is at the suburbs of Brisbane in the areas of Pullenvale, Chelmer and Brookfield.
In Brisbane’s western suburb of Pullenvale, the median is at $850, which is more than $100 more expensive than those from other Brisbane suburbs. Ranking second is the Chelmer with a median price of $740 located nearby Brookfield which is the third-priciest with a median of $700.
“We are seeing semi-rural properties become more in demand than the inner city due to a number of reasons. These are generally larger, more prestige-style properties, and also reflects the narrower market to the west,” Domain Group chief economist Andrew Wilson said, according to Domain.
He added that there is increased demand in semi-rural estate areas and that there are more infrastructure going on in the area which is also helping with the current situation.
Norma Trench, owner of Brisbane West Real Estate in Kenmore, said that the size of the properties attracted affluent buyers even if the rental prices that owners are asking two years ago couldn't be availed now. She also said that there is a slower market but they still always find tenants.
Unit rents in Tennyson are most expensive with a median price of $693 while the Brisbane central business district has a median of $550 and the suburb of Teneriffe has a median of $530.
Meanwhile, in the Redland area, Wellington Point has expensive houses and units with a median price at $480 and units are at $433. For a house, Thornlands is considered the most expensive with a median price of $495 while Mount Cotton is the most expensive for tenants, with a median price of $465.
There are also expensive units in Ormiston, with a median price of $420, and also in Cleveland, at $410. In Moreton Bay which includes Newport, the median rent is at $650 and units are priciest in Everton Hills, with a median price of $380 while Scarborough and North Lakes has a median price at $360 and $355, respectively.
