One of Brooklyn's Pacific Park buildings is getting ready for occupancy soon. The modular tower called B2 at 461 Dean has 181 apartments that are set to enter an affordable housing lottery in March.
The Mutual Housing Association of New York sent an email announcing that the apartments in B2 would be visible on NYC Housing Connect, the city's website for affordable housing.
"The lottery has not been opened yet, but is estimated to open in March," the announcement read, with directions to apply at nyc.gov/housingconnect. "You can create an account today and apply for Pacific Park Brooklyn, 461 Dean Street when it becomes available."
According to a report, 72 affordable units or around 40 percent of the units in the property will be for those who are making 100-160 percent of the area's median income or AMI, which is up to $124,000 for a family with four members.
The unit's rent will depend on the tenant's income. A family of four with the above-mentioned AMI "could end up paying $2,800 for a two-bedroom," according to Susi Yu, a Forest City executive.
The building has been predicted to be the world's tallest modular building. Once completed, the Pacific Park complex will have 2,250 affordable housing units. In addition to the 181 units at B2 are the 298 units at 535 Carlton Avenue's all-affordable building, an 18-story residential tower that is set to be on the affordable housing lottery this year.
On the other hand, in spite of the lawsuits, water damage, a change in construction companies and other problems that the B2 has faced these past years, it is notable that the property is now almost ready to be receiving occupants.
In 2014, the newly-formed Forest City Modular took over the building's construction. Its units are now being created at the Brooklyn Navy Yard, and then put together on-site. The future of that venture is hanging at the moment, however.
